The Registration Process: What to Expect?

Below is an outline of the registration process. Please take note of all the relevant steps leading up to and including the date of registration.

Please note: The entire registration process typically takes about 2 months. However, due to the involvement of various parties (such as the bank, SARS, and local municipalities), the process may be extended.

Completion of Agreement of Sale

Purchaser applies for a loan

Agent/client instructs Wilsenach van Wyk Johannesburg

Request cancellation figures for the Seller’s bond

Request rates/levy clearance figures from the local municipality or managing agent

Purchaser’s mortgage bond granted

Title deeds obtained from the holder

Documents signed by the Seller and Purchaser

Pro-forma transfer costs obtained from the Purchaser

Guarantees obtained

Transfer duty, VAT, or exemption obtained from SARS

Rates clearance obtained from the local municipality

Electrical and other clearance certificates obtained

Transfer ready to lodge

Bond cancellation and new bond ready to lodge

Lodge at the deeds office (Items 14 and 15 must be lodged simultaneously) – typically 8-12 working days

Deeds prepared for registration

Registration

Sale proceeds and commission distributed
