The registration process

This is how our registration process works. Kindly take note of all the relevant steps required up to and including the date of registration.

Completion of Agreement of Sale

Purchaser applies for a loan

Wilsenach van Wyk Johannesburg is instructed by the Agent

Request Cancellation figures for the Seller’s bond
5
Request rates / levy clearance figures from the Local Municipality / Managing agent
6
Purchaser’s Mortgage bond finally granted
7
Title deeds obtained from holder
8
Documents signed by Seller & Purchaser
9
Pro-forma transfer costs obtained from the purchaser
10
Guarantees obtained
11
Transfer duty / VAT / exemption obtained from SARS
12
Rates clearance obtained from local municipality
13
Electrical clearance certificate obtained
14
Transfer ready to lodge
15
Bond cancellation & the new bond ready to lodge
16
Lodge at deeds office (Number 14 & 15 must be lodged simultaneously) - usually 8-12 working days
17
Deeds come up for prep
18
Registration
19
Sale proceeds and commission distributed

 

The registration process takes about 2 months in total, but because of the involvement of several other parties (such as the Bank, SARS, and Local Municipalities etc.), this process may be prolonged.
